Location
Springridge Reserve is located only 2.7 miles from the center of Glenwood Springs and 2.4 miles from the Glenwood Springs Fire Station. Springridge Reserve consists of 642 acres approved by Garfield County for subdivision. Over 313 acres are in a permanent conservation easement with the Aspen Valley Land Trust (AVLT). (Open Space) The land conserved through the trust consists of one (approximately 50 acres) irrigated pasture (which can only be used for hay or grazing) and 263 acres of wooded hillside and valley that is off limits to development but can be used for wildlife habitat, outdoor recreation and hiking trails. Approximately 70% of the development is dedicated to open space.
The land topography ranges from open pastures to rolling hills with spectacular mountain vistas including spectacular views of Mt. Sopris from most of the lots. The open space meanders in, out and around the subdivided lots. The school bus will stop near the entry to the property when families have completed construction and are living in Springridge.

Architectural Review
Springridge Reserve strives to maintain a highly desirable image as a scenic residential subdivision with extensive open space, wildlife corridors and recreation trails. It is the purpose of the Homeowner Association and the Architectural Control Committee to preserve the present natural beauty and character of the property along with the views of Sopris, Roaring Fork Valley, surrounding Natural Forests and BLM areas. The design review process plays an integral role in maintaining the beauty, views and property value of the subdivision. The Architectural Control Committee consists of 3 members including architect. The purpose of this committee is to write and review guidelines concerning the building and alterations of structures and landscaping at Springridge Reserve. The ACC will work hand in hand with homeowners, builders and prospective buyers to create an atmosphere allowing the natural beauty of the land to be preserved. The goal of the ACC will be to preserve homeowner/builder investments through careful home placement that preserves the privacy and beauty of the development. (Currently the Architectural Control Committee is changing the design guidelines to include minimum Square Footage requirements, use of natural materials and required fencing materials.)
Building Requirements
Structures
No more than one (1) detached single-family dwelling is permitted per lot. All construction must take place within the building envelope. Duplexes and multi-family structures are not permitted. Prefabricated, modular or mobile homes are also not permitted in the subdivision.
Sprinkler Systems Any home that is greater than 3,600 square feet must have an interior sprinkler system installed that is in compliance with NFPA 13R or 13D.
Fireplaces Homes may not have open hearth solid-fuel fireplaces but are permitted one (1) new solid-fuel burning stove that is in compliance with all state and local laws pertaining to wood burning stoves. All lots are permitted to have an unrestricted number of natural gas burning appliances including fireplaces.
Materials/Colors Homes must designed with natural materials & colors consistent with the surrounding landscape.
Soils Report Prior to the issuance of a building permit soils and foundation report and a grading and drainage plan must be prepared by a professional engineer and submitted to the County and ACC. All structures must also comply with the drainage plan prepared by Sopris Engineering (6/23/04). (See attached.)
Geotechnical Evaluation Each lot shall require a site-specific geotechnical study before a building permit will be issued.
Deposit Prior to commencing construction the Lot Owner shall provide a refundable construction deposit of $1,000 to the Association. The deposit will be refunded to the Lot Owner at the time the ACC grants final acceptance of construction and confirms the Lot Owner adequately has cleaned up the lot after construction.
Completion Time All construction shall be completed, landscaped and cleaned up with twelve (12) months of a building permit unless the ACC approves a variance.
Landscaping
Newly created landscaping is limited to 1,300 square feet and must be the drought resistant native plant materials listed on the Architectural Guideline Rules. Drip or mist irrigation shall be used within all landscaped areas.
The Association provides water to irrigate all open space and park areas as well as 3,500 square feet of each lot.
Fencing
To preserve the natural beauty and facilitate the movement of wildlife only fences may be installed that comply with the Colorado Division of Wildlife guidelines. All fencing must be approved by the ACC and may either be wire or rail. Wire fencing shall not exceed forty-eight (48) inches in height and shall have no more than four (4) strands, and the top two strands must be at twelve (12) inches apart. Rail fencing shall not exceed forty-two (42) inches in height, and the top two rails shall be at least eighteen (18) inches apart.
Hunting
No hunting is permitted in the Subdivision.
Snowmobiles/Dirt Bikes/ATVs
Use of motorized dirt bikes, all-terrain vehicles (ATVs) within the Subdivision is strictly prohibited.
Animals
1 dog is permitted per owner. All dogs must be leashed, chained, fenced, kenneled or under the control of the owner at all times. An electric fence shall be insufficient to satisfy this requirement. Owners with dogs are permitted to install one, solid wood privacy fence no greater in size than 50 x 75 feet and 6 feet high. Metal fencing is also permitted for the kenneling of a dog. However, the ACC Committee prior to installation MUST approve all fences, unless otherwise stated in ACC Guidelines. Cats are permitted provided they are kept as indoor pets and not allowed to roam outdoors. No other animals are permitted unless designated by the Declarant as a lot where horses may be kept.
